The subject site has access to Peachgrove Road by an existing rights-of-way. Peachgrove Intermediate School is located on the south of the ROW.  At the north, east and western boundaries the land is zoned Residential. To the east is the Hilda Ross Retirement Village (zoned Residential High), to the south is the Peachgrove Intermediate School (zoned Community Facilities), on the south-east is the Play Centre (zoned Residential), to the north is the Hamilton City Holiday Camping Park (zoned Residential) and to the west are the Duplex units (zoned Residential).
