A large residential corner site was under-utilised with just a small 3-bedroom house.  The section was easily subdivided into 2 properties both with good road frontage.  The urban density was improved with a new house on Lot 2, and ancillary units added to both sections.  This made housing affordable for more people.  The houses and outdoor living courts were oriented for the sun, and spaced apart for privacy. The new buildings were designed to be characteristic of the area, limited to single-storey, with weatherboard cladding and corrugated colorsteel hipped roofs.  Windows were located to provide good observation for passive security.
