The proposal is to establish a Childcare Facility for 45 children; and 3 industrial units with associated parking and landscape.

Design philosophy of Avalon Montessori Childcare:

• The Montessori childcare is based around family and natural living and experiences.
• Out-door space, covered areas with good indoor access control is important which is provided from each indoor area.
• Sun, air and free access to the environment is provided.
• Outdoor gardens and life experiences are required for the children’s needs.
• A warm soft natural, and earth colours will be provided in the selection of a combination of bricks and timber surfaces will be used.
• Security to the children’s play areas are provided with pool type security from the street, but with 2.0 high timber fencing to the south boundary will provide security and acoustic separation on this face.
• With the car-park and pedestrian access from Avalon drive being quite visual, but softened with low level planting a pleasant open environment will be provided to both the parents and children alike.
• With the managers office on a mezzanine floor overall visual outlook to the car-park and outdoor areas is provided to ensure security, but privacy in the overall childcare management.
