Another Service Station

The proposal is to establish a Service Station with a Fast Food Drive thru Outlet and retail Food & Beverage Outlets plus Permitted Industrial Activities at the rear of the site:
- G.A.S. Service Station of 124 ground floor plus 40m2 mezzanine with 5 pump outlets
- 3m wide Service Area to the rear of the building.
- Assigned carparking to the front of site
- Parking along the front of the site shared with GAS service station.
- Pedestrian Access from Te Rapa Road leading to the development.
- Construction of a 4.5m high canopy to the soffit and 5.5m to parapet over a forecourt (25m x 8m) having an area of 200m². The forecourt will comprise three pump islands for dispensing fuel.
- Delivery of fuels at the site will be between 0700hr to 2000hr Monday to Saturday, excluding public holidays. May need overnight delivery because the site is very tight and the truck will block driveway access during the day.
- The tank will be 1 No. 100,000. Will probably install 80,000 litre tank but need to confirm with GAS litre compartmented Maskells double contained fibreglass tank with the following products:
- 50,000 L 91 octane
- 30,000 L Diesel
- 20,000 L 95 octane
- Diameter of tank is 3m
- Length – TBC approx 10 or 11m waiting for tank manufacturer to confirm
- Following equipment will be used:
- Treatment of hydrocarbons on the forecourt – SPEL Puraceptor.
- Excavation of the tank pit – Volumes to be confirmed. Normally we allow for 400m3 to 600m3, Area will be between 300m2 to 600m2.
- The requirement for queuing for five vehicles at each fuel dispenser island is excessive given that all dispensers will serve the same range of products so customers are able to choose any dispenser. A total of five queuing spaces is considered a more realistic application of the PDP rule in this case, and can easily be achieved within the site.
- Landscaping will be established along the road front boundary, except on vehicle crossings; in internal parking area; and along the site boundaries. A 2m acoustic fence will be established along the boundary of the site. 2m front yard of landscaping proposed no allowance for an acoustic fence in the proposal.
- Establishment of two freestanding signs (one for the Service Station and the second one for other activities) on the site and directional signs close to the entrance. 1 x GAS 9m high pylon sign, and 1 x Industrial sign, location to be confirmed.
