122 Lot Subdivision – at last !!!!

The subdivision is based on a good quality urban design to deliver the Council’s Vision for a smart, liveable city which is attractive, well-designed and compact with a strong sense of place; and has taken into account the elements such as streetscape, walkability, sustainable design, mixed-use development, ‘active edges’ of building frontages, and people’s safety and accessibility. The non-regulatory City Design Guide VISTA has been used that highlights key urban design principles considered fundamental to Hamilton’s development as a prosperous, memorable and sustainable city.
The topography of the site presents both the greatest challenges, and the most valuable opportunities to this development. The height differences across the site offer invaluable opportunities to create living spaces with attractive views North-West to the city, and the rolling landscape to the South and West. These views will be maximised by a tiered style of development, and will be a significant contributing factor to making this a desirable place to live. Nonetheless, the rolling topography has presented some challenges to achieving seamless interfaces with neighbouring development blocks. Where possible, these interfaces have been softened by designing site levels in such a way that rolling batters can be used to arrive at original levels on the boundary. In some cases, retaining walls were unavoidable and the comments of the affected neighbours have been sought.
The proposed development includes a recreation reserve, established though liaision with Council’s Parks and Reserves department. The location of the park will create an attractive ‘gateway’ to the subdivision when accessed from Briannarose Drive. It’s position adjacent to a collector road ensures that it will be readily accessible to the wider neighbourhood, and the fact that it is also bounded by two local roads will facilitate easy parking, while also facilitating a high degree of passive surveillance. The alignment of the connecting roads will present the park as an attractive vista for travellers on Briannarose Drive, Cabourne Dr and Road 1. Finally, the gentle contour of the park will encourage a variety of uses, and make the park accessible to all members of society.
Connectivity difficult to west due to very steep banks and a lack of connectivity options. Connectivity north and south provides sensible close option with roading and pedestrian access available by northern stormwater wetland.
