3 New Retail Shops and an Office

The proposal seeks to establish 3 new retail tenancies on the ground floor of the building, with the upper floor to be used as an IT office. While the ground floor retail activity has existed for some time, the basis on which it was established is uncertain and the applicant is seeking a new specific consent.

Externally, the proposed building refurbishment involves the retention of the fenestration detailing to the upper floor which largely reflects the original design. At ground floor level the existing elevations have been modified over time to meet the needs of respective tenants. The proposal provides for the replacement of existing glazing and roller shutter doors with new glazing of a consistent style to relate to the proposed three retail tenancies. The existing veranda is to be retained. Visually, the veranda canopy provides separation between the design detailing of the ground and upper floor.

Earthquake strengthening is to be undertaken to ensure the structural integrity of the upper floor.

The application also seeks consent for new signage comprising a single sign to be attached to the parapet wall of the building facing the Ward Street/Victoria Street intersection, and an additional sign to be attached to the top of the veranda canopy on the Ward Street frontage. Both signs will be internally illuminated.

The project as a whole has been the subject of review during the preparatory stages by Council’s Heritage Advisory Panel. The application has been reviewed by the City Planning Unit and has provided confirmation that the proposed works are acceptable.
