Confirms Existing Use Rights

Sufficient evidence has been submitted to Council to confirm existing use rights for this activity under section 10 of the Resource Management Act 1991.
The effects of the converted garage space to form additional living accommodation, including the external alteration of the building facade are expected to be of the same or similar in character, intensity and scale to that of the lawfully established residential apartment building and residential use.
The proposed use of the building does not in any way increase any infringement of any rule in the Operative District Plan.
The character of the building and the site will essentially remain unchanged as a result of this proposal, in that the building will continue to be used for residential purposes and no significant external changes to the building are proposed. In fact the appearance of Unit 3 is enhanced by replacing the roller doors with sliding doors, as seen by the passing neighbours along the ROW:
- Improved Aesthetics: The replacement of roller doors with sliding doors will enhance the appearance of Unit 3, making it more visually appealing to residents and visitors. This improved aesthetics can have a positive impact on the neighbourhood and contribute to a sense of community pride.
