The Project
A major arterial site. A 24-hour service station. Industrial units, retail, and double-skinned fuel tanks next to an aquifer. Most consultants would have told you the risks were too high. We turned every single one of them into a solved problem.
The Challenge
You are trying to develop a high-value arterial site and council is staring at a list of red flags: hazardous fuel storage near sensitive aquifers, existing soil contamination that has to be cleaned up before anything is built, and 18-metre fuel delivery trucks needing safe access from a busy State Highway. Any one of those issues can stall a project for months. All three together and most developers walk away. But walking away means leaving a prime site sitting idle.
The Solution
We ran a technical consent process built entirely around risk mitigation - because when every risk is solved on paper, council has nothing left to refuse. For fuel storage, we specified double-skinned tanks with leak detection and spill containment systems designed to prevent any hydrocarbon entering the stormwater network. For contamination, we supervised a Remedial Action Plan to clean up the specific hotspot on-site before construction started, working within strict NES soil standards so there were no surprises during earthworks. For access, we coordinated commercial-strength vehicle crossings (9.0m wide) rated to handle the turning circle and weight of fully loaded fuel delivery trucks.
The Outcome
